House rules
MidStays homes are real homes in residential neighborhoods, so the rules read more like a lease than a hotel policy. Occupancy is limited to the people on your reservation, quiet hours are real because you have neighbors, and smoking inside the home is not permitted. Each home adds its own parking, pet, and community rules on the listing.
That framing matters across one to eleven months. There is no wristband and no resort floor. You are living on a street where someone leaves for work at 5am and someone two doors down has a toddler asleep by 7pm. The rules below exist because the stay is long enough for all of you to notice each other.
Utilities and any applicable fees are shown on each home's listing and in your quote before you book. Anything specific to your home — parking spaces, trash day, gate codes, community amenity hours — comes from your local manager.
You handle daily living: keeping the home in the condition you found it, following the community's rules, and reporting problems early. Your local manager handles the home itself — repairs, vendors, access when work is needed, and questions about the property. MidStays handles your reservation, your dates, and your quote.

Short visits are normal living, and normal living is what these homes are for. Anyone actually moving in for part of your stay has to be added to the reservation first. Each home has a maximum occupancy on its listing, and parties and events are not permitted at any MidStays home.
The home's community or the local ordinance sets them, so the exact hours vary and appear on the listing or in your arrival information. Take them seriously across a stay this long: your neighbors are permanent residents, and complaints escalate through the HOA or the city rather than through a front desk.
Not inside. Smoking and vaping indoors are not permitted at any MidStays home, and cannabis follows the same indoor rule regardless of state law. Whether outdoor smoking is allowed varies by home and community. Smoke damage and odor remediation are charged to you, which adds up quickly on a long stay.
Sometimes, yes. Your local manager or a vendor they send may need access for repairs, pest control, filter changes, or pool and landscape service. You get notice before non-emergency entry. Genuine emergencies such as water, gas, or fire can require immediate access. Exterior service runs on the property's regular schedule.
Tell your local manager as soon as you notice it. Normal wear and mechanical failure are the local manager's to fix, and that is much of the point of a verified home over one to eleven months. Damage caused during your stay is yours. Reporting early keeps the line between the two clear.
Leave the home tidy, take out the trash and recycling, clear the refrigerator, and return every key, remote, gate card, and parking pass. Report anything that broke before you leave. Whether a departure cleaning is included, and what it covers, is shown on the listing and in your quote.
