Cancellation terms on MidStays are set per home and per market. The terms that apply to your stay are the ones in the quote you see before you book and in the Tenant Occupancy Agreement you sign.
This page explains how that works, what to check before you book, and who to contact if your plans change. It does not set the terms for any stay.
This page is in draft and under legal review. Items marked {{LEGAL-REVIEW}} require confirmation before publication.
The cancellation terms for a specific stay are in two places: the quote you see before you book, and the Tenant Occupancy Agreement you sign. Those terms vary by home and by market.
Nothing on this page changes or overrides them. Read your quote and your agreement before you book, and ask about anything that is not clear.
They come from the quote MidStays shows you before you book and from the Tenant Occupancy Agreement you sign at booking. Those two documents state the cancellation terms for that specific home and those specific dates. They are the terms that apply to your stay, and they vary by home and by market.
Every home on MidStays is individually owned and backed by a local property manager, and each one is booked for a month or more rather than a few nights. Terms are set for that home and that market, so two homes in the same market can have different cancellation terms. The quote is where you see the ones that apply to you.
The counterparty to the Tenant Occupancy Agreement also depends on the market you are booking in, and is identified in the agreement itself.
Read the cancellation terms in your quote and in the Tenant Occupancy Agreement before you sign, and ask about anything the documents do not answer. A stay of a month or more is a longer commitment than a short booking, so it is worth a careful read.
| Check this | Why it matters on a stay this long |
|---|---|
| The cancellation terms in your quote | These are the terms for that home and those dates. The home next door can be different. |
| The Tenant Occupancy Agreement | This is the document you sign. It sets the terms of your occupancy, including cancellation. |
| Who the agreement is with | The counterparty depends on the market and is named in the agreement. |
| What happens if your dates move | Assignments shift and closings slip. Ask whether a start date can move, or a stay be shortened or extended, and on what notice. |
| Deposits and other charges | Ask which amounts are refundable and when they are returned. |
| Insurance | Ask whether renters or contents coverage is expected, and what it needs to cover. Trip-cancellation coverage is built for a short trip. |
Utilities and any applicable fees are shown on each home's listing and in your quote before you book.
Contact your local property manager, or reach MidStays at (866) 700-5552 or reservation@midstays.com. Have your confirmation and your dates ready. What happens next — and what is refundable — follows the terms in your quote and your Tenant Occupancy Agreement, not this page.
If you booked the home through a platform other than MidStays, that platform's terms apply to your reservation.
A contract gets extended. A closing slips. A project wraps early. On a stay of a month or more this is normal, and it is usually easier to sort out early than late. If you want more time in the home you are already in, start with extending your stay rather than canceling and rebooking.
{{LEGAL-REVIEW: whether any statutory right to cancel, cooling-off period, or required consumer notice applies to a booking in the Arizona and California markets MidStays lists, and if so whether that notice must appear on this page or only in the Tenant Occupancy Agreement}}
