Six steps, start to arrival
MidStays is a search and booking platform for furnished stays of 29 nights to eleven months across 17 destinations in Arizona and California. You search your destination and dates, compare verified homes, request the dates you want, and get a full quote. A short application and a signed rental agreement confirm the stay, then arrival details arrive before you travel.
The part that trips people up about a long stay is not finding a place. It is everything after: what the total actually is, whether the home matches the photos, who signs what, how you get in at 11pm after a nine-hour drive, and who picks up the phone on day 40. Those six things are the six steps below.
One rule shapes all of it. The minimum stay is 29 nights, always, site-wide. Nothing on MidStays is set up for a few nights, which is why every home has a full kitchen, a washer and dryer inside the home, and real bedrooms instead of a kitchenette and a sofa bed.
The process
Start with the destination you need to be in and the month you need to be there. MidStays covers 17 destinations across Arizona and California. Every result is available for 29 nights or longer, so there is no short-stay inventory to filter out and no listing that quietly rejects your dates at the last step.
Each listing shows the real home: the kitchen, the washer and dryer, the bedrooms, the parking, and what that property allows. Verified means a local property manager has inspected the home against the listing. The photos are the home. Standards are the same everywhere; variable features like a pool, a garage, a home office or pet-friendly rules are listed per home.
Send your dates and a written quote comes back: the rent for your exact stay, plus any deposits, fees, and taxes configured by that specific property. Utilities and any applicable fees are shown on each home's listing and in your quote before you book. No number appears later that was not in the quote.
A stay of a month or more is a tenancy, so it uses a rental agreement rather than a nightly reservation. You complete a short application, review the agreement for that specific home, sign it, and pay on the schedule the agreement sets out. Screening requirements are set per property and explained during the request, not sprung at the end.
Before you travel you receive the address, entry instructions, parking details, wifi information, and your local manager's direct contact. Late arrival is normal here: a night-shift start, a delayed flight, a nine-hour drive. Getting into the home does not depend on a front desk being staffed when you pull up.
From your first night to your last, one local property manager stands behind the home. That is who you reach when the dishwasher stops draining on a Sunday or the garage remote dies in week six. Someone who can be at the property, in that destination, rather than a script read in another time zone.
Start with what is included in every MidStays home so you know which features are standard and which vary by property. Then read how MidStays pricing works to see exactly what a quote contains, and the application and rental agreement steps so nothing in step four is a surprise. When you are ready to choose a destination, compare all 17 Arizona and California destinations.
MidStays is a search and booking platform for furnished stays of 29 nights to eleven months across 17 destinations in Arizona and California. You search your destination and dates, compare verified homes, request the dates you want, and receive a full quote. After a short application and a signed rental agreement, arrival and entry details are sent before you travel, and a local property manager stands behind the home for the length of the stay.
The minimum stay on MidStays is 29 nights, site-wide, always. There is no shorter option and no exception. Homes are set up for living rather than visiting, which is why every listing includes a full kitchen with a full-size range, a washer and dryer inside the home, and real bedrooms. Most MidStays stays run one to eleven months, and three-month blocks are the most common length.
A MidStays stay uses a rental agreement written for that specific home and those specific dates. It is not a nightly booking and not a 12-month lease. The agreement covers the dates, the total, the payment schedule, the deposit, and the property rules, and it is signed before the stay is confirmed. Step-by-step detail lives on the application and agreement page.
Search homes available for 29 nights or longer across 17 Arizona and California destinations. Fully furnished and inspected by a local manager before you arrive.
Search Available StaysUtilities and any applicable fees are shown on each home's listing and in your quote before you book. Treatment varies by property, so the listing is the source of truth rather than a site-wide rule. Read the utilities line on the listing for the home you want, and ask the local manager before signing the rental agreement if anything is unclear.
On MidStays, verified means one specific thing: a local property manager has inspected the home against its listing before arrival. The kitchen, the washer and dryer, the wifi, the parking, and the condition of every room are checked. That inspection is the reason the photos are the home. Verified is not a marketing grade and says nothing about luxury or style.
As early as your dates allow. Desert winter months in Arizona and the California low desert fill first, because the November-to-April season draws repeat residents who often hold the same home year after year. Coastal late summer and mountain summer months tighten next. If your dates flex by a week in either direction, say so when you request them.
Extensions are common, especially for 13-week healthcare contracts that get renewed to 26 weeks. Tell your local manager as soon as you know, because the home may already be committed to someone else for the following month. When the same home is available, the extension is added to the existing rental agreement. The extend your stay page covers the process.
Yes. Because a stay of 29 nights or more is a tenancy rather than a nightly reservation, MidStays homes use a short application before the rental agreement. Requirements are set per property and can include identity verification and background or credit screening. What a given home requires is explained during the request rather than at the final step.
Your local property manager, whose direct contact arrives with your entry details before you travel. A dishwasher that stops draining on a Sunday, a garage remote that dies, a router that needs replacing: the local manager in that destination handles it and can be at the property. Not a call center in another time zone working from a script.
