Booking and signing
Booking a MidStays home takes four things: your dates, a quote you accept, a short application with identification, and a signed rental agreement. Every requirement for that specific home is disclosed before you sign. The minimum stay is 29 nights and the maximum is eleven months.
The application exists because a stay of a month or more is a tenancy-shaped arrangement rather than a nightly reservation. The home's owner and local manager want to know who is living in the home. In practice that means identification, contact information, and the names of everyone staying — plus, at some properties, a standard screening.
What you sign is a rental agreement for your specific dates, not a 12-month lease. It names the home, the arrival and departure dates, the total, the payment schedule, the deposit, and the cancellation terms. Nothing in it should be new to you, because it restates the quote you already reviewed.
From search to keys
Search by destination and dates for a stay of 29 nights or more. Every home shown is verified — inspected by a local manager against its listing — and fully furnished with a full kitchen and a washer and dryer in the home.
Send your exact arrival and departure dates. Your quote comes back itemized: rent for that span, the property's fees, deposits, and taxes, and how utilities are shown for that home.
Complete a short application with identification and the names of everyone staying. Any additional requirement that property has — a standard screening, proof of employment or assignment, pet details — is stated up front rather than after you pay.
You receive a rental agreement for your dates covering the total, the payment schedule, the deposit, and the cancellation terms. Read it, ask your local manager anything, and sign electronically. It is an agreement for your stay, not a 12-month lease.
Once the agreement is signed and the first payment is made, your dates are confirmed. Before arrival you receive entry instructions, parking details, wifi information, and your local manager's contact — after the home has been inspected against its listing.
Nothing is committed until you sign the rental agreement and make the first payment. Searching is free, a quote is free, and an application does not obligate you to book. Up to signature, your dates and your quote can change. After signature, the terms in the agreement govern the stay.
Worth reading before you apply: how MidStays pricing works, how every home is verified by a local manager, and what every MidStays home includes.
At minimum, a government-issued photo ID for the person signing and contact information for everyone staying. Some properties also ask for proof of employment, or a contract or assignment letter. The exact list for the home you are booking appears during the application step, before you sign.
It depends on the property. Some homes require only identification and a signed rental agreement; others run a standard screening. Whatever that home requires is disclosed before you sign, so nothing new appears at the agreement stage.
MidStays charges no application fee. If an individual property requires a screening fee, that amount is shown in your quote and during the application step before you pay anything.
The person paying for the stay signs and carries responsibility under the agreement. Everyone else staying is listed as an occupant. If two people want shared responsibility, both can be named as signers before the agreement is issued.
A rental agreement for your specific dates — typically 29 nights to eleven months — rather than a 12-month lease. It ends on the departure date you booked, with no renewal obligation. The cancellation terms belong to the property and are in the agreement in front of you.
Say so before signing and your quote is reissued for the new dates. Nothing is locked until the agreement is signed and the first payment is made. Rates move with season and availability, so the new dates are priced on their own rather than adjusted.
Most applications for a MidStays home are reviewed within 1 business day. The timing depends on that property's requirements and how quickly you return identification and any screening information. Your local manager can tell you where the application stands at any point.
Yes. Additional signers and occupants can be named on the rental agreement before it is issued. Tell your local manager who is staying and who should carry responsibility, and the agreement is prepared that way rather than amended afterward.
That works. You can sign and pay as the responsible party while a parent, an adult child, or a relocating family member is the occupant. Name the occupants during the application step so entry instructions and your local manager's contact reach the right person.
Your dates are confirmed once the agreement is signed and the first payment is made. You then receive entry instructions, parking details, wifi information, and your local manager's direct contact — and the home is inspected against its listing before your arrival date.
Booking starts with a quote, not a commitment. Search verified homes for a stay of 29 nights to eleven months and see the full itemized total before any application.
