MidStays books furnished homes for stays of 29 nights to eleven months across seventeen destinations in Arizona and California. We handle listing and pricing, guest screening and communication, housekeeping and inspections between stays, maintenance, and owner statements. Each destination has its own local team, so the people caring for your home live near it.
A furnished monthly rental is a different business from a weekend rental, and it is a better one for a lot of homes. Fewer arrivals, fewer cleans, less wear, and a guest who treats the house like somewhere they live rather than somewhere they are passing through. What it asks in return is a home that is genuinely set up for living in, and someone to run the relationship for the whole time that guest is there. That is the work we take off your desk.
We are locally owned and operated, and part of the Casago network. That combination is the point: the booking distribution and systems of a national brand behind a team you can meet in person.
Each destination page covers the local team, how extended-stay demand runs where you are, and the rules that apply to a stay of 30 nights or more. Start with the destination your home sits in.
Mid-century neighborhoods and pool homes with a downtown guests can walk. Our largest MidStays destination, and the one where a season-long booking is the norm rather than the exception.
Palm Desert, La Quinta, Indian Wells, Indio and Coachella. Golf and tennis season fills the cool months with guests who want a whole winter, not a weekend, and rental rules differ from one city to the next.
The Valley from downtown out to Ahwatukee and Desert Ridge. Hospital corridors, Sky Harbor and the light rail bring travel assignments year round, on top of a winter that fills with longer stays.
Full-service management, which means the day-to-day belongs to us and the decisions that cost real money still belong to you.
Photography, listing copy, and placement on the major booking channels plus direct booking on MidStays.com. One calendar sits behind all of it, so the same night is never sold twice.
Pricing set against real demand in your destination, and minimum stays managed so the calendar fills with 29-night-and-longer bookings rather than a run of weekends.
Inquiries, applications, arrival instructions, and anything that comes up mid-stay, handled by our team instead of landing back on you. A longer stay means a tenant-like relationship, and we run it.
Turnover cleaning between stays and a walk-through before each arrival. Longer stays mean fewer turns, and a mid-stay check on the homes that want one.
Routine upkeep and vendor coordination, with a response when something fails during a stay. Larger repairs come to you for approval first.
A monthly statement showing bookings, revenue and expenses, and payouts on a set schedule so you can plan around them.
Help with permits, registration and renewals, and with the city and county requirements that apply to your specific address. Rules for stays of 30 nights and over often differ from short-term rules, and your local team knows which apply.
Listing setup, photography, linens and supplies, and the furnishing checklist a month-long stay actually needs: a real kitchen, in-home laundry, and somewhere to work.
The numbers
Casago consistently outperforms market averages across the key revenue metrics. Here is what that means for your property.
Source: 2025 and 2026 KeyData, a third-party vacation rental analytics provider. Figures are portfolio-wide Casago performance against market averages, not a projection for any individual home. Your own property analysis will be built on your address, your comp set, and your calendar.
Each of our seventeen destinations has staff living in it: a local owner or general manager, housekeepers, inspectors and maintenance techs. Your home is not run from a call center three states away. When a guest reports a problem, the person who responds has been inside the house.
Local also means local rules. Rental ordinances are written city by city and they change often. Permit caps, registration, occupancy limits, parking and noise standards can differ between neighboring towns, and the line between a short-term rental and a stay of 30 nights or more is drawn differently in each of them. The team in your destination follows the ones that apply to your address.
It matters operationally too. Mountain turnovers depend on road conditions in winter. Desert homes live and die by whether the pool equipment and the air conditioning hold up in summer. Coastal homes take salt air on every exterior surface. A team that works in one place all year knows what fails there and when.
Getting started
Tell us about your property. We analyze its extended-stay potential against comparable furnished homes in your destination and real demand patterns. Usually back to you within 48 hours.
You receive a tailored strategy: pricing approach, stay-length mix, marketing plan, and the furnishing changes a month-or-longer guest expects. Everything specific to your property.
We handle professional photography, listing optimization, smart home setup, vendor coordination, and all paperwork. Two to three weeks to go live.
Track bookings, revenue, reviews, and maintenance through your owner portal. Your local manager is always a call away.
Success stories
★★★★★
“I managed my Palm Desert rental myself for three years and thought I was doing fine. Then I saw the revenue increase in my first season with Casago — 30% higher while I spent zero time on management. My biggest regret is waiting so long to make the switch.”
★★★★★
“My previous management company treated my La Quinta home like an afterthought. I would wait days for responses to emails. With Casago, I have a local manager who actually picks up the phone. The communication alone is worth the switch — the revenue increase is just a bonus.”
★★★★★
“Buying my first investment property was nerve-wracking enough. I had no idea how to actually run it. Casago walked me through everything — permits, furnishing, pricing, launch. They made what felt impossible feel easy. First year revenue exceeded projections by 15%.”
Management fees vary by destination and by home, so we quote them per property instead of publishing one number here. Ask for a proposal and you get a figure written against your address, your bedroom count and the season pattern where you are, along with what the fee covers and anything billed separately.
We do not publish revenue projections on this page either. Anyone quoting a number for a home they have not seen is guessing. What we will do is pull comparable furnished homes near you, show you what they actually book through the year, and be straight with you if we think the home is a weak fit for monthly renting or if your city's rules make it impractical.
The arithmetic is different from a short-term rental, and it is worth understanding before you decide. A monthly rate per night is lower than a weekend rate. What replaces it is occupancy, far fewer turnovers, lower cleaning and consumable costs, and months of the year that would otherwise sit empty. In most of our destinations the quiet season is exactly when extended-stay demand is strongest, which is the whole reason this works.
Your next step
Call (866) 700-5552 or pick your destination below. The first conversation is about the property and what you want from it: how often you plan to use it yourself, how much wear you can live with, and whether furnished monthly renting is the right use at all.
If it is, we look at the home, review the rules in your city, and put a written proposal in front of you. No pressure to sign it in the room.
Pick your destination and you will reach the team that would actually run your home, with a proposal request that routes straight to them.
Management fees vary by destination and by home, so we quote them per property rather than publishing a single rate. Your written proposal states the fee, what it covers, and any costs billed separately, before you sign anything. Call (866) 700-5552 and we will walk through it with you.
Twenty-nine nights at the shortest and eleven months at the longest. That range is deliberate: it sits above the short-term rental line in most cities and below the point where a stay becomes a residential tenancy, which is what makes the calendar workable for both sides.
Seventeen across Arizona and California: Phoenix, Scottsdale, Tucson, Sedona, Flagstaff, and the White Mountains with Pinetop in Arizona; Palm Springs, the Coachella Valley, Joshua Tree and the High Desert, Idyllwild, Temecula, Lake Arrowhead with Crestline and Twin Peaks, Orange County, Los Angeles with Malibu and the South Bay, Santa Barbara with Ventura and Oxnard, the Central Coast, and Monterey with Carmel and Santa Cruz. Each one has its own local team.
Yes. Owners block the dates they want for personal use and we work the calendar around them. Longer bookings mean the calendar sets earlier than it would on a short-term rental, so block your own weeks as far ahead as you can.
Yes. A MidStays home is move-in ready for someone settling in rather than visiting: a real kitchen, in-home laundry, somewhere to work, and the everyday equipment a stay of a month or more needs. Your local team walks the house before it goes live and tells you exactly what is missing.
We help with them. Rules are set city by city and county by county, and the requirements for stays of 30 nights and over are often different from short-term rental rules. Your local team knows the ordinance where your home sits and assists with registration and renewals, though the permit itself is issued to you as the owner.
Our local team responds. Routine fixes are handled by staff or by a vendor we already work with in that destination, so nobody is searching for a plumber at midnight. Larger repairs come to you for approval first, and the work and its cost appear on your owner statement.
Not every home is. Zoning, HOA rules, layout, parking and how the house is furnished all matter, and some properties do better as a short-term rental or on a straight lease. We would rather tell you that during the first conversation than sign you into a program that will not work for your house.
