How pricing works
MidStays pricing has three parts: the rent for your exact dates, any fees, deposits, and taxes configured by that specific property, and the utilities shown on that home's listing. Every number appears in your quote before you book, and the minimum stay is 29 nights.
Rent is quoted for the length of stay you request rather than as a nightly rate multiplied out. A stay of a month or more is priced as a monthly stay, which is why the monthly figure is usually lower than the nightly rate times thirty. Fees, deposits, and taxes are set by the individual property and by local tax law, not by MidStays, so two homes in the same market can carry a different fee structure.
Utilities and any applicable fees are shown on each home's listing and in your quote before you book. Nothing is estimated after the fact and nothing is added at checkout. If a number is in your quote, it is the number you pay. If it is not in your quote, MidStays is not charging you for it.

Over 90 days the cost difference between the options is structural, not promotional. A hotel charges a nightly rate ninety times and adds resort or amenity fees. A 12-month lease charges for twelve months plus furniture, deposits, and utility setup you only need for three. MidStays charges monthly rent plus that property's own fees.

Deposits are set by the individual property, not by MidStays. Most homes require a security or damage deposit, and some also require a pet deposit where pets are accepted. The exact deposit for the home you are booking is itemized in your quote before you sign anything.
Payment terms are set by the property and appear in your quote and in your rental agreement before you sign. Typically an initial payment confirms the dates and the balance follows on a schedule tied to your stay. You see the full schedule, with dates and amounts, in writing.
It depends on the property. Some homes ask only for identification and a signed rental agreement; others run a standard screening. Whatever that specific home requires is disclosed during the application step, before your agreement is final, so no requirement appears late.
An extension is quoted at the rate available for the new dates, because rates move with season and demand. Ask your local manager as early as you can: the same home is more likely to still be open, and the rate is more predictable. Extending is a new quote, not a penalty.
Cancellation terms are set by the property and are shown in your quote and in the rental agreement before you sign. Read them at quote stage rather than after booking. Nothing about cancellation is decided later — the terms that apply to your stay are the terms in your agreement.
Yes, applicable taxes are itemized in your quote. Stays of a month or more are taxed differently in many states and cities than short stays, and some jurisdictions exempt longer stays entirely. Your quote reflects the tax treatment for that home and the length of stay you requested.
Only at homes that accept pets, and only in the amount that home has configured. Pet fees and pet deposits are property terms rather than a MidStays charge, and they appear in your quote before you book. Homes that do not accept pets say so on the listing.
Most homes carry a cleaning fee set by the property, covering the professional clean before you arrive, and it is itemized in your quote. Some homes also offer mid-stay cleaning on a longer booking. Where that is available, your local manager can price it for you.
Yes. Mid-term rates move with local demand, so the same home can be priced differently for January than for July. Desert destinations are busiest in winter and coastal destinations in summer. Booking earlier for a high-demand season generally gets you both a better rate and a better home.
