Short-Term Rental Rules in the White Mountains

Liability insurance: A minimum $500,000 liability insurance policy is required and must remain active throughout the permit period. The policy must cover short-term rental activity.

Local emergency contact: You must designate a local emergency contact who can reach the property within 60 minutes. This person must be reachable at all times during guest stays.

Neighbor notification: Notify all adjacent neighbors before you begin renting, and provide attestation of that notification to the Town. Keep proof of notification on file.

Permit display: Your permit number must appear in all advertisements for the property and be posted near the property entrance. This includes all listing platforms.

Application documents: Warranty Deed or tax bill (proof of ownership), proof of insurance, emergency contact ID, and TPT license documentation. Submit through the Town's licensing portal.

Rental duration: The permit covers stays under 30 days, consistent with Arizona's standard STR definition. Stays of 30 days or more fall under standard residential rental rules.

Tax obligations: Hosts are responsible for Arizona Transaction Privilege Tax plus applicable county and town taxes on all rental income. Major platforms collect most taxes automatically, but you remain liable for any uncollected amounts.
